Project overview

Port Covington is a 250-acre mixed-use waterfront development in South Baltimore, designed to integrate residential, entertainment, office, retail, and outdoor recreation spaces. Background

As a large-scale greenfield development, Port Covington needed a strategic approach to digital infrastructure that would not only attract residents, businesses, and visitors but also create a connected and immersive experience.

UrbanSense Approach

UrbanSense leveraged user research, business analysis, and technical assessment to develop a comprehensive Digital Master Plan. Our approach included:

  • Digital Roadmap: Defined a strategic plan for infrastructure and products to ensure seamless connectivity across the development.

  • User Experience Design: Created engaging digital interactions to enhance user engagement within the space.

  • Operational Optimization: Identified initiatives to improve efficiency for tenants, businesses, and property managers.

  • Marketing & Messaging: Developed communication strategies to showcase Port Covington’s digital innovation and attract stakeholders.

  • Investment Assessment: Conducted a digital investment value analysis to shape the business model for product development.

The Digital Master Plan provided a clear, actionable strategy for integrating technology throughout Port Covington.
